No lift, and alot of steps if you have the top floor apartment.

Spacious with a beautiful view of the city. The bed was very comfortable and I loved having breakfast delivered to the room every morning.

On arriving at the water bus stop we phoned the office and Carlo came to collect us and bring us to the apartment. He was very helpful and polite. He showed us around the apartment and then gave us a map of Venice marking areas of interest and some further information about the surrounding areas which was very helpful.

We stayed at the Piazza apartment therefore we did not have to check out. We just left the keys on the table when leaving the apartment.

The location of the Piazza apartment was excellent. A 1 minute walk from the water bus stop and less than 1 minute from St. Marks Square. The apartment was lovely, very spacious and clean. There is a lovely restaurant just below the apartment which serves excellent food. We really enjoyed our stay in the Piazza apartment and would recommend it to any of our friends who intend visiting Venice.

We stayed in the Suite on the top two floors and on our first morning the hot water had run out after one shower! There were four of us staying in the suite and the it supposed to be able to take five people but very little hot water. The problem did improve on subsequent mornings although we had to ration and really limit the use of showers!! However Christine and Carlo, did make available a shower in an apartment near by which was appreciated.

We arrived a bit earlier than estimated. At the door of Locanda delle Acque was no information, the door was locked, there was no response on bell ringing. It was not possible to phone the receptionist personally by mobile phone because the mailbox started in not understandable Italian language.

Furthermore it was not comfortable to have breakfast in the small bedroom.
You should inform the clients that there is no breakfast room in the hotel.

Thank heavens Carlo met us or we would NEVER have found it. Location was great and it was a good value. The entryway situation was a bit bizarre, they need to put in some automatic lights that go on or something so you can see to unlock the many doors (there are three doors you have to go through) and it was pitch dark if you entered at night. If I were back in Venice I'd stay there again.

Bathroom was TINY, and since it was on the ground floor it was very damp, apartment smelled fairly musty.

I have already described it many times as being near to all the action of St. Marks but on it's own charming private canal. Very quiet with a spacious garden. I would warn that the bathroom is tiny and the the kitchen is not well equipped but overall I thought it was an excellent value.

The hotel is very friendly and central to Rialto and San Marco. Not easy to find without help. The breakfast was small but acceptable with fresh coffee and warm brioche and toast. It was lovely having breakfast on the balcony.
A first class experience.It was worth the climb up the steps to get to the top floor for the view.
We were able to leave our luggage at the hotel which was useful as we on the Easyjet flight from Marco Polo Airport at 21.40.

I had explicitly asked for separate beds as I was travelling with my teenage son and only the double bed had been made up but this was rectified by the following lunch-time. The owner was very accomodating in pointing out the local supermarket and lettingus make essential immediate purposes before going through the paperwork even though our arrival had been delayed.

As our flight was delayed, we were not in the agreed place to meet the staff of Locanda delle Acque when we arrived in venice. After a bit of a struggle we rang the hotel and found the staff were extremely accomodating and had waited up to meet us when we arrived and help us check in , which was very late on a very wet night. Are extremely grateful.

Room was lovely and spacious-and hotel in a great location close to all the areas we were wishing to see. Also breakfast every morning was delicious. Would return to Locanda the next time in Venice!

Have already recommended it to any of my friends who were amazed at the pictures of Venice and are planning holidays there themselves. Lovely hostel where the staff were so friendly, helpful and accommodating.

After 2 nights at Locanda delle Acque we had to move to Piccolo Venice because of availability. Although it was slightly more exensive it gave us a lot more room for the 2 adults and 2 children. That would be my only criticism that the room was rather cramped. It was perfectly adequate for 2 people though.

A bit confusing because we hadn't been to Venice before, however Cristina was very helpful when we phoned from the waterbus terminal.

The 5 bed suite was superb, although the other rooms were also very good. Clean towels each day and marvellous view from the terrace. Breakfast very good and brought to the room at the time we asked for it. Enough food for all of us and a great choice available.

Our flight was early evening so it was great to be able to leave our bags in the reception. As the door was self locking you felt that they would be safe.

This hotel is perfectly situated. Very close to Piazza San Marco, surprisingly so for the rates paid! The owner, Cristina is incredibly friendly and helpful and when we asked she recommended restaurants to us for each night we were there. We didn't want to eat in touristic venues and wanted value for money with a real insight to Venice local. Her choices were fantastic! It probably helped that we spoke Italian because the first restaurant was a very quaint one where the locals also eat and the manager quite eccentric - a brilliant meal. I would also highly recommend 'Il Gazzettino' which is two steps, literally from the hotel - a superb end to a great weekend!

It was very noisy and a bit cold. The windows are not tight shut. One chair more and a better equipped kitchen would be great.

A good place to stay, only a few steps from St. Mark's Place, in a nice street. But take something like ear-plugs with you.

The package came with a free tour to the glass factory... It was arranged by the hotel... Back in Venice island, we were promised the boat ride back to the main island but after the visit, we were told to find our own way back to the main island by bus. Told the hotel personnel about this and she claimed that she has got nothing to do with the glass factory thus can't comments on anything about it... I will never go back to this hotel and the glass factory... Bad experience!!!

Don't go for the so called FREE Glass Factory visit... They bring you there but you gotta pay for your own way back... If you don't purchase anything from the factory!!!

After phoning somebody came to fetch us and brought us to the apartment the address of which we didn`t know in advance.
There was a nice garden, very quiet apartment, sufficient utilities.
The water boiler for the shower didn`t work twice, a neighbour could luckily help us to fix it. Would be helpful to have a manual for fixing it.
There was an offer for free ride by boat to Murano, it didn`t say that the return has to be paid...

We were disappointed in the look the apt. 'Lusso' it was not. It was very dated and in need of upgrading. There was a hole in the door of a closet, the TV did not work, the living room furniture had covers thrown on to hide the very worn upholstery. Altough there were some pictures of the apt. in the photo gallery, it was impossible to know which picture was for which apt. I will not rent again from a site that does not identify which pictures show which apt.

The 4 flights of stairs to the apt. should be stated very clearly. Older people might have trouble managing them.

when we came to the appartment we have found out that one cupboard was broken. We told that to the staff and he promised to come in 20 minutes to repair it but he hasn't come at all. Many devices could not be switched on without a special current transforming element but there was only one for the whole appartment and it was very inconvinient. It was stayed that the apartment has an air-conditioner but it worked so loudly that it was impossible to sleep when it was working.

Venice is confusing and the directions from hotel staff were not the best. It took 2 calls after arriving in Venice in order to get staff to take us to room.

My only criticism was that I was unable to make a cup of tea. I knew that we had a fridge and I would have expected to be able to use a kettle or a hob but it was not connected. I am not sure that this was promised on their website.

the accommodation was very good. Unfortunately there was no one to let us in when we arrived. It was late and a visitor at the locanda gave the telephone number to ring but refused to open the door for us. We had to call to get a person to come and open the door. But otherwise everything was satisfactory.

It was hot and although they brought a fan, it did not work. With the windows open, it was very noisey. There was also some type of bug that was biting us at night. Other than that, the place was satisfactory and the people were very nice.
