The property was very easy to find and in a great place to get to around all sights as we wnted to be near to train station water buses and bus station. It would have benefitted from a bar and a seating area outside, as it is right next to the Grand Canal. The breakfasts were minimal and if you didnt get up early enough they ran out of things.

The room was clean but a little shabby ie; the bathroom door was hanging off and thewindow was missing a glass pane. It would have been nice if staff working on a morning were a little quieter.

Very Very easy to find as this is a main concern for new travellers to Venice.

I would tell them of the area that it is in is very easy to get to when they arrive, but advise them to stay in a hotel that is nearby... I feel that for any hotel to get a return visit they should not only look at the hospitality of the staff but of the hotel overall.

The man that was on late night duty was so very very friendly!
He made us a drink after our late arrival and informed us greatly about venice and local attractions.

Very small but quaint with very helpful and friendly staff. It is a great location near to the train station.
