The hotel was not easy to find, and we had difficulty initially, but the hotel staff and others were quite helpful in giving directions by phone.

Matteo, the new owner, could not have been
more welcoming or helpful. We had been
traveling for what seemed like forever and he
made a reservation for us at a lovely
ristorante right near the hotel.

This hotel has a wonderful location within
easy walking distance of everything. The view
from the balcony overlooking the canal is
priceless and one can spend hours watching the
passing scene. Matteo has wonderful wine
suggestions to enhance the experience.

Just that the staff is incredibly helpful.
When we overslept the first morning, they held
breakfast for us which really started our stay
off well. Very personal service, lovely small
hotel.

There were no real directions given on the website, we got them directly from the hotel.

We were disappointed by the hydro-massage, we thought it was a bath, but it was a very poor shower with very little pressure and the bathrobes were not provided or offered and as I did not have written confirmation of this to hand when staying there I did not ask for them.

There was no public lounge area, which perhaps should have been stated and the hydro-massage should be clarrified as to what it is.

Rooms were very tastefully furnished and well equiped, the bathroom was spacious and clean, but shower poor. The position of the hotel was excellent, I imagine if a room was chosen with a view directly onto the grand canal it would have been fantastic.The staff could not have been more helpful, polite and friendly. However there was no public lounge area, although there was a small terrace which would be lovely in warm weather.

The room was ready, air conditioning was on.

The room was better than I expected. The shower cabinet was quite small, so one could not move too much in the shower. No hot water was available. The entrance lobby and approach to the hotel was a bit narrow and small. Clear instructions as to the location, street and main entrance of hotel could be given for tourists on foot.

Its good to know a few Italian words as the restuarant lady did not understand english at all.

Its good value for money, the view and location is great and the room is spacious.

The room we received spelled like sewage. The hallway did not smell and if we stood outside under the room it did not smell???

Also, we had three different receptionist. While the night receptionist was quite nice and the week day receptionist was nice. One of the day time receptionist was quite rude.

The room had the best view of the Grand Canal in Venice, including that of the Bauer and Europa where we have stayed before.

Information on all restaurants would have been very helpful. It also would have helped if they had warned us about the transportation strike when we arrived.

We had to wait for one of the rooms to be prepared, as the previous occupants did not vacate it until later than promised

Breakfast is frugal for International taste.It is possible to obtain a slightly more varied menu but additional charges are made (eg: orange juice is an 'extra').
No glasses were available in the bedrooms,despite requesting them, although there is a drink chiller cabinet.

The entrance down a narrow alleyway is not made clear and we passed the entrance twice before finding it.

Comfortable and typically Venetian. Expensive by major city standards but, probably, not too excessive by local standards.
The staff are friendly and helpful. Worth considering.
