Hard to find at first, but a sweet little hotel. You ring downstairs in the alley and they check who you are before buzzing you in.

our arrival via water taxi for our honeymoon stay in venice was an unforgettably magical experience.
at the locanda armizo, we expected just a b&b, but our accomodation was more of a self contained 'apartment'. it was therefore larger than we expected, and - had we been staying longer - would have offered us the added benefit of being able to cook some of our own meals.
as the armizo could not accomodate us for our first 2 nights, they found us an excellent b&b only a few yards away (laguna).
the laguna was also excellent : very helpful staff, very clean room, delicious coffee!

the location was superb.
the shower handle was slightly broken, however we did not complain, and just used it as was.
breakfst served in our room was excellent, however i have had better coffee!

just how well situated it is - we did not know venice, and now being a bit more familiar with the city, we appreciate how lucky we were in selecting this locanda.

Emphasize the location- central to everything in Venice. Walking distance to nearly all attractions. Very generous room size with a good bathroom. Moreover, clean is not the word for the way the place is kept... immaculate is better.

Right in the middle of everything you've heard about Venice. Friendly, helpful staff who will make your stay like you were a guest in their home. Perhaps you could find a place which is cheaper, but this bed and breakfast is worth every penny you'll pay... and then some.

We had some difficulties finding the location since the direction was a bit confusing. Once we got off the vaporetto, we went to far and had to come back. But this was not to complicated.

The location was perfect - close to the Realto and restaurant along the Grand Canal - this should be emphasized ont the Web site. This is a great location!!

Can't remember what's on the web site - there's a boat stop very near, there's a 1 Euro bus ride to Piazza Roma to and from the airport, it's in the middle of everything, good shopping in streets behind Locanda Armizo

A new interior inside a very old building in an interesting but quiet plaza; the history of the plaza, church and building would be interesting to know. I loved to hear the church bells in the morning and at night. I also liked seeing the everyday life in the plaza - school children hurrying to school, people going to work. It was better than staying in a touristry place.

THey were both friendly and welcoming.

I strongly recommend this hotel. My first night in Venice at another property was terrible (and a comparable price). Locando Armizo is a delightful property, wll located but quiet. THe room is quite large, the WiFi works reliably and the bathroom is spacious and modern. Though the breakfast is modest, I had a great time.

You have to have breakfast in your room, as there's no dining room. It's not unpleasant, just unusual.

The hotel was very conveniently situated near the San Silvestro stop, however we went round in circles trying to find it when we first arrived since the directions only took you as far as Campo San Silvestro and the address only gave the name of the district and number of the building which was quite confusing.

We thoroghly enjoyed our stay. The staff were friendly and helpful, the rooms nicely decorated and clean with a lovely hot shower and modern bathroom. It was also ideally located, literally a few steps from the Grand Canal, very close to the Rialto Bridge and only a short walk to St Mark's.

We arrived earlier than check in but they held our luggage while we toured around. Upon our return our room was ready, earlier than check in time.

Staff was very helpful. They arranged a free water taxi to Murano. Also they could arrange for other tickets, for concerts and such, although we didn't realize it until after the fact.

Better directions to the hotel would be a good idea. We spent about 45 mins wondering around alleys & crossing bridges until we found the hotel.
Here's my view of some helpful directions.
From the Rialto Bridge ferry stop, cross the bridge, turn left, walk all the way along the walk way next to the Grand Canel, till you have to turn right into an alleyway. Locanda Armizo is on this alley way on the left.

We were late arriving but note with phone number connected us to receptionist who took our passports and led us to excellent apartment nearby. We were extremely happy with the location, directions, and quality of the accomodation.

Directions were quite confusing to get to the water taxi terminal/parking garage. We got lost and had to ask several people for directions.

The breakfast served in the room was great. The room was clean and nice. There was quite a bit of noise from the cafe downstairs at all hours. The location, though, is perfect. Just steps from the beautiful Rialto bridge.

A very slight delay on receiving the confirmation voucher...maybe 24 hours! a little unnerving as in Venice at high season, things bget booked like hot cakes! But the confirmation was secure!

It might've been better to explain in the description that in fact, the easiest way to reach the Locanda is to go to Rialto Bridge first, and turn right at the Bridge steps, on the Ferrovia side and walk straight down alongside the Grand Canal bank until you can go no further,go under the Archway/ Sottoportego at the end and there it is.

The breakfast was a wee bit thin, (but typically Italian)...coffe , orange juice and biscottes..just would have made that extra bit of difference to have fresh bread and not dry biscottes in the morning! But nice to have breakfast served in bed.
Only one slight other thing, my room, no 2 was quite near the entrance and reception, maybe the receptionist could be aware of the fact that early morning when people are checking out, others are being awoken by their voices....the rooms are quite close together...but otherwise... a lovely stay, I'd highly recommend, nice big spacious rooms, extremely clean and fresh! Quiet at night and I could leave my luggage there the next day till I needed to collect it....

Clean, spacious, central, closer to Rialto than maybe the description says..(see my directions above)...just that detail about reception noise when the room is close...I didn't say anything at the time...as the receptionists were cooperative and friendly...but maybe a gentle 'hint' wouldn't go amiss.
