Please ignore my response to question 1: I didn't use the instructions as I met a friend there who know the place. I had to select 1 response or the entire questionnaire couldn't be sent.

I can't now remember what the comments on the site were. I was very happy with the hotel, except the breakfast was rather dull and the room I was given (which was excellent) was very badly sound-proofed so I could hear the conversations going on in the room next door. I'm not sure what the other rooms would be like. My advice would be to avoid room 18 unless you know 17 is vacant: it's got lots of light and nice views, but if you have noisy neighbours you'll know all about it!

Note my comment above about sound proofing. In fact, once the people had settled down in the next room it was just fine. It is a good 20 minute walk from the town centre, although the buses are frequent. You can't just step outside and go to a cafe/bar for a drink though, and if you want to be in the centre of things, then this is not the place for you. But very nicely appointed.

Very friendly staff, high standard of comfort, average breakfast and ask about sound proofing when you reserve your room.

We were surprised to have to pay for the 3 nights when we check in, we're used to pay when we check out.

We had a superior room that was very nice and clean but they're 3 problems in this hotel : first, the bathroom is very, very little and dark, second, there is no sound-proofing between rooms (we could understand (not only hear) what our neighbours said)and third, the breakfast end very early (at 9:30).

you should precise that they're only no smoking rooms and the times for the breakfast.

Nice place to stay in the summer because of the lagoon view, the beaches and because it's very quiet compare to the center town of Venise. In winter and spring, Venise is not so cloudy, it's too cold to stay on the beach and it's quite long to get to center town.
Not suitable to sleep well because of the noise of the neighbours and early breakfast in the morning.

It was a great choise and we are very glad we came.

we used the laundery services of the hotel.
er thought the price was much too high and the clothes came out very stiff and unpleasent to wear.
the price was almost 5 times more than the price of the reguler laundromat services in the city.

Our only problem with the room was that we kept waking up at 6 each morning because of the cruise ships sailing past! Otherwise, it was perfect!

Was expected to pay all money up front on arrival and receptionist kept passports for the duration of the stay.

A nice bright hotel on the waterfront in a quiet part of lido island. The rooms were comfortable and the breakfast was delicious. No problem getting there with public transport, alternatively its nice 15 minute walk along the waterfront to the hotel from the main waterbus terminal of the island.

We were surprised that it was on a separate island and not as close to San Marcos as we thought.

The room was small and cramped but the shower had hot water. To that we were thankful. There was no where to eat after we checked in.

That you are not on the main island of Venice.
