It is a nice and quiet place. It is situated only few minutes from city center .The accomodation is comfortable and very clear,but for four people is not enough spacious.The staff is polite and a board is fine and more then enough.

Outside sign was very small and difficult to find, especially for people who arrive in the dark

Unusual not to have a dining room or lounge, no chance to meet other guests. Receptionist very knowledgeable about places to go, transport etc

Very nice accomodation and most welcoming . Only comment would be that breakfast very minimal- feel either cereal, yoghurts or fresh fruit could also be offered.

I think as property so close to bus station etc that this must be a good selling point. Web site does mention property only 5 mins away but as it is so accessible I think more should be made of it.

The bedroom picture on the home page of the web site and the descriptions of the property, gave the impression of a much grander and luxurious property. However we were very comfortable and enjoyed our stay.

Good location,away from the main tourist areas,but still within easy walking distance.Also convenient for train and bus station and Piazza Roma car park.Peaceful clean and friendly,ideal for a short city break.

The one dissapointing aspect of our stay was that the quality of the breakfast was very poor. The coffee on both mornings was COLD there was no milk for the cornflakes and the break rolls were very poor. However, the orange juice and the yoghurts were lovely!!

The signs for the hotel were non existant, and we followed the instructions from the railway but only found the hotel by looking at each gateway in one of the squares.

Because overall we were satisfied, and thoroughly enjoyed our stay in Venice.

Quiet, clean, friendly, the room was spacious, but a little away from the main tourist attractions, but very convienent to the station.

The original booking was for a family room, this was unavailable on the day and we were given a two bedroom flat and kitchen instead which was great and at no extra cost.

there was no telephone in the apartment as the receptionist told us there was. Unfortunately we had a power failure & in complete darkness & pouring rain we had to walk over to the office to report the problem. It was corrected in a timely fashion. Other than some stressful moments & getting very wet, it was not a great issue.

The map provided was very poor which meant it took us some time to find our accommodation.
We also had to move rooms after 2 nights which was inconvenient and a nuisance but the accommodation was good both in terms of location and standard and the staff very friendly.
The breakfast provided was very poor.
But Venice was absolutely beautiful.

The directions to the hotel were actually in the hotel room when we arrived. It took us a while to find the hotel and there was no sign outside to state where it was.
