Next to a loud bar. Very easy to get to from the Rialto water taxi stop, but better directions could be posted on the site.

The Breakfast was really insufficent, infact they shouldn't call themselves a B&B, Understandably the italians are not big breakfast lovers but there tourists probably are!

This is good very basic accomodation, in a fantastic location and the rate is reasonable for Venice, only downfall is the breakfast!

The Rooms wasn't quiet, caues of a bar, just around the corner, where they played the music till 1:00 a.m.
The Room was across the bathroom, so it was verry noisy in the morning to.

Well, 'fair value' in an expensiv city like venice might be relativ....
But that's not the fault of the hotel.

Arrival:- we were contacted on mobile by the owner & arranged he would meet us at an agreed place, however after waiting half an hour, we rang him again & he turned up very casual, obviously with no regard for time and led us to the accommodation; not saying much and quite disinterested.

The room was in a great central position within walking distance to everything and very clean, modern,comfortable & secure, although up several flights of very steep stairs. The 'breakfast' room was beautiful though everything lacked any personal touch - each room had a breakfast basket left on the table which would only seat 6 (at a pinch) and the leftover basket also had written instructions. After arrival, we didn't have any human contact at all from the owner - in fact one morning 2 guests were desperately trying to gain access on arrival and were upset because the owner had not turned up.

Again, the owner of the b&b was not present on check-out and even when we rang him, he said just give the money to the cleaner!! Eventually, as we had to get away, we made other arrangements for payment.

Yes, all of the above comments. The very off-hand owner of the business needs to have a bit more personal touch and involvement. Even though this accommodation is good, we would not recommend it as there are many others with the same qualities but with an owner/operator who appears to care.
