It was a very pleasant experience. ... It was a clean, quaint little place nicely situated on the canal. It was nice to have a window overlooking the canal. We had a very enjoyable stay and would recommend it.

Two negatives - a/c did not work - only rattled, and, since there were no screens on the windows, we were bitten by mosquitoes - at minimum they could put screens in the windows - otherwise, everything was fine, location good, food good, rooms clean ... Great location - right on grand canal - should state walking directions from train and bus - very close to both - this was not clear from the web info.

... An old, quaint hotel. The smell of fresh bread in the morning is great. Didn't like the shower, but we coped with it.

Hotel is continently located and the room had an excellent view. However, A/C was almost non-existent. Unfortunately, Venice was experiencing a heat wave during my visit and the room’s poor A/C couldn’t even come close to cooling the room off.

just few small things- the door is locked after midnight , so if you don't leave your key with the receptionist you have to wake him up(and it takes 10 min), and the bathrooms are rather small with old equipment(my hairdryer couldn't even raise a single hair, let alone dry my hair)

The directions to the hotel were reasonable but the area covered by your maps should be extended to include the actual site of this hotel. An arrow pointing off the map is disconcerting and, in the case of Venice, worrying, as any visitor knows it is a very easy place to get lost. ... Good location, good value, cheap and cheerful, if you have breakfast in the garden - look out for the pidgeons!

There was a very bad smell in the reception. We had a smell in our bathroom for a day but this was fixed when we complained. Both smells had to do with the drains. The staff who cleaned the rooms had a radio on quite loud one morning and it was difficult to sleep. ... Very close to the train station which was a big plus. Wouldn't have thought it was a three star hotel as the standard was lower than I would have expected but it is difficult to get accommodation in Venice.

We arrived before our rooms were ready and it was very helpful that we could leave our luggage in a spare reception room until 1pm. ... We had a brilliant time in Venice. The hotel was excellent. The fact that breakfast was served outside in the garden was an extra bonus. So was the airconditioning particularly because we stayed in Venice during this year's heat wave. The location of the hotel could not have been better, ie very central with bus station, water bus service and train station in easy walking distance.
... Again it was possible to leave our luggage in a secure place until it was time for us to leave Venice. This way we could take a final walk round the block before setting off to Marco Polo Airport. ... I would certainly recommend it because of what the hotel is like and its central location.

no need ... the adress (street-nr.) is not very clear. Better would be. First Hotel next to the park by the bus station. At the edge of the Canal and a small side-canal. ... located: Canal, side-Canal, park next to the bus station ... optimal place by arriving with train oder car. well located for all Vapo's and walking

The room we got first was not with a view to the canal as was stated (as a wish) in the voucher; the room was changed after the first night (by asking) and was actually better than stated and expected. ...
Nice small garden for the breakfast - but some problems with the birds (pigeons etc.) coming to the tables. A mosquito problem in the rooms. ... Good location by the Canal Grande, but lot of traffic (and noice). Big construction works nearby. ... I recommend.
