not easy to find from boat pier, but we were there twice and had no difficulties to find the entrance to the street where the hotel is located. ... quiet nice hotel away from tourist places in venice

Marco was excellent, as he had been throughout my booking. All five couples were dealt with efficiently and politely, I was very impressed.
The only down side was that the air conditioning within the rooms was not working and with temperatures in the mid 70's it was very hot in the night. ... My husband and I were delighted to have been given a room with a balcony. Sitting out there in the early evening with friends and a glass of wine was an added bonus and one that was most appreciated - thank you Marco ... The cost of the holiday for each of the five couples was very impressive - we will certainly return. ... The peace and tranquility that the hotel offers after a hectic day of walking and crowds is without doubt an added bonus. When we first told the other couples in our group that we were away from the main area they were unsure, having experienced the tranquility of Guidecca they agreed with us - its the ideal end to every day. ...
Idyllic, everything you would expect from Venice with the added bonus of a hotel that's away from it all. Yet only a ten minute ride on the vaporetta to St Mark Square - couldn't be better.

The hotel manager was extremely helpful in assisting our party with travel information and suggestions to enhance our stay. ... The only problem we had is in the definition of the 'premium' room. The description of the upgrade describes a canal view. The rooms we were given did not have this view. Further, when questioned at check out, we were informed that their 'premium' upgrade was only a room decor upgrade and that the canal view rooms were priced at the next level up. Further, due to power limitations (according to staff), the air conditioning was not usable during our stay. ... As noted above, we were charged the 'premium' upgrade price. However, the upgrade was not as advertised. ... The rooms were immaculate and the staff friendly and helpful. Although requiring the use of river taxis or a ferry for excursions, transportation was copnvenient and the remote location relaxing being away from the crowds.

Staff very helpfull. We arrived early at 10.30am and they said we could have the rooms for 2.30pm. There were ten of us. ... Every one agreed that the breakfast was excellant and the staff, very efficient and helpfull.Ten of us arrived together each morning, but all got served promptly. We would have liked the hotel to have the bar open a little later. We came back from dinner at 10.45pm, and asked to buy a drink but were refused. ... Staff very helpfull and arranged an eary breakfast especially for us. ... No. ... Reasonally priced, quiet, comfortable, and only a few minutes away from St Mark's Square. Much better value than on the main Island. Good local restaurants.

Unfortunately the lift was not available, so we had to use the stairs with our luggage. ... We did wonder whether we should have booked a hotel on the main Venice island, but we glad that we did not change because we enjoyed the boat trips. ... A perfect base for exploring Venice.

It was a little difficult to find the small street on which the hotel was located due to the fact that there was no street sign. ... The room was very neat and tidy and although services such as TV, minibar etc were there, the room was a little bit too small. Also, the noise of the construction outside the window was quite annoying (although it probably couldn't be helped). ... The staff was very friendly and allowed us to keep our bags near the reception after we had checked out and while we were roaming around Venice before we had to catch our flight. ... It was an excellent hotel with nice rooms, excellent service and a good breakfast. The location was excellent in that one was able to experience the area where local Venetians lived while still being close to the main tourist attractions. We enjoyed our stay thoroughly and I would recommend it very highly.

When we arrived the TV did not work we reported it but wasnt sorted out until I went back the next day, they then moved us to an adjoining room, which when a day later people moved in the walls were as thin as paper this would have benn unacceptable for our three day stay but we put up witth it for one night
