We e-mailed the hotel for detailed directions, and received them promptly.
We arrived late at night, and someone was there to receive us, very graciously. ... Our stay at Hotel La Residenza was one of our most enjoyable experiences of the trip. ... Although the exterior of the hotel was under renovation, once we were inside, the ambience was more impressive than we expected. The reception and dining areas have persian carpets, oil paintings, statuary, and a wonderful atmosphere of old world elegance. ... Reasonably priced considering its convenient location and attractive facilities. It's a short, pleasant walk to St. Mark's Plaza,and handy to waterbus stops. There are several trattorias as well as an internet point and other amenities close by.

Immaculate hotel. Staff courteous if a bit reserved. Highly recommended. On the other hand, food in restaurants was absolutely awful, and the serving staff incredibly unfriendly, disinterested and rude. I am seriously considering writing to the relevant authorities about my experience of Venitian restaurants. Maybe we were unlucky three times? As soon as we left Venice for Treviso and then Belluno region, we encountered friendly staff and marvellous and affordable restaurants. Despite this, Venice is still wonderful. Thanks P.Ratcliff ... Beautiful, clean and quiet yet very close to everything. For Venice, the price is in my opinion reasonable for the excellent service and standard. I will definitely recommend La Residenza to my friends.

There was someone waiting to welcome us even though it was about 11 at night. ... Some of the reviews on Trip Advisor spoke of a meagre breakfast and I have to say we were made to feel as if we were asking too much when we asked for extra rolls or tea or coffee. We had to ask for the yoghurts to be brought out on the second day. A bit of fresh fuit would also be great. Other that that we had a wonderful stay. Rooms excellent and the breakfast room is stunning. ... We checked out the evening before we left as we had to leave at 6.30 in the morning. It would have been nice if we could have had a little something for breakfast -maybe just fruit and a yoghurt which could have been given out the evening before ... Stress that it really is a 3 or 4 minute level walk from Arsenale stop to the hotel and so easy to find. ... Superb hotel and good value for money. Rooms excellent, location excellent, quiet square. Stunning breakfast room.

Could not be better ... Excellent, quiet lovely small hotel ... Air conditioning made the bedrooms really warm in winter. ... The piano nobile of an elegant small Venetian palace in a good position for sightseeing. Don't expect modern 5-star luxury but elegant and comfortable.

This hotel provides excellent value. It is in a quiet and attractive location, yet still very central to all the main sites. It has a beautiful salone, for breakfasting and simple yet attractive and recently refurbished rooms. It is also historic, not just because it was built in the C14 and is clearly visible on Barbaro's great 1500 plan, but also -- and this will appeal to English visitors -- it is discussed by Ruskin in his 'Stones of Venice', somewhat humourously. I would happily recommend it and happily stay here again! ... None beyond above. Great little two star hotel and great value. ... None ... No ... A charming, centrally located and historic, small hotel, elegantly fitted into a major historic building. Great value for money.

The room and bathroom were very clean, but as small as a closet. Still, it was a good value. ... rooms are small and the coffee at breakfast is not good, they don't have an espresso machine. So I went out to breakfast every morning, even though it was included in the price. ... Beautiful old building, wonderful location, few tourists in the neighbourhood. The Salon was lovely and even my tiny room was sweetly decorated. Mosquitos are a problem.

The hotel was excellent, speciaaly the space of the room. The appearance of the building inside is very nice, it seems its better than the hotel category. I have only one suggestion: The hotel could have an availabre computer for the guests. ... I would highly reccomnend it. It's a historical building, very charming and the rooms are big.

A beautiful old building with tastefully refurbished rooms. Quite a lot of repair work was in progress meaning that part of the outside of the hotel was hidden by scaffolding. There was also some scaffolding in the main lobby area/breakfast room where work was being carried out on the paintwork. I was a little disappointed at first but these factors in no way affected my stay at La Residenza and, of course, in such an old city this sort of work must be an ongoing process.

We did arrive late evening and on asking the receptionist for a recommendation on where we could eat he was quite non commital even though we found a great little place just accross the square. ... We had a great stay in the hotel itself - the property was very charming but managerial staff were not over friendly(but they were not rude).For the price paid we felt we got a really good deal. ... Very good value for money in a fairly central location - nice and quiet. Staff not overly friendly but never rude. Clean and serviceable. Would certainly stay at Hotel Residenza again if I got the chance to re-visit Venice.

We had stayed at La Residenza previously so did not use the directions and knew what to expect. Our room was really lovely; the only problem was some noise from the bar directly under our room, but because the bar closes by about 8:30, it was not a problem. We love staying in this beautiful building. ... No ... I would recommend it, with the caveat that it can be hard to find unless one enters from the Grand Canal. We got lost a couple of times, but doesn't everyone who visits Venice? We love this historic old hotel and hope to stay there again.

We had a delightful experience there, we loved the quiet neighborhood feel of the campo and the church Vivaldi was baptised in. The breakfast room was fabulous! Highly recommended. ... the room was somewhat closed-in feeling as it was on the bottom floor with a low ceiling, but it was more than made-up for by the charm of the rest of the building and the campo. We were sad to see the scaffolding, but since the workers were on vacation, there was no disturbance. ... Include the proximity of the Church in the campo where Vivaldi was baptized, also the closeness of the Scola de Dalmatia. Its a great, quiet part of town. ... more of the above.

One room was not ready at midday but it did not matter. ... The staff were always polite but not very warm. ... In a very nice unspoilt square just away from the tourists. Unusual hotel with a rather interesting, scruffy communal entrance to the palazzo. The entrance hall and main room of the hotel on the first floor were spectacular.

The hotel was nice, but I was dissapointed by the service provided by the staff. They seemed disinterested in helping me take care of problems I was having (this involved 2 days of trying to make telephone calls from their hotel using a phone card). It was unfortunate because the place was nice enough. ... A recently remondeled, very clean and reasonably priced hotel in a location central to main sites yet nicely placed in a residential area.

During our stay, we didn't find the receptionists (4 different people in 3 days) very friendly. The breakfast could have been better, freshly made coffee would have been appreciated,instead we got coffee not very hot and made hours before. No one to help us to carry our luggage downstairs while we got our 17 months son with us...
... The last receptionist was not friendly at all. ... Stairs should have been mentioned in your description (no lift)(especially if you have children and luggage) ... Good location.

There was some construction (outside of building) and renovation (inside main room) that put us off initially as the hotel had not told us about it. However, neither construction nor renovation noise was obtrusive in our room. In any case, this was compensated by the stunning interior of this palazzo - it was really better than pictured. Once La Residenza is cleaned up it will be a stunner. HIghly recommended.

The hotel's location is unbeatable. The room is excellent: clean and spacious. It is a fantastic value for the money.
My only suggestion is to list the name of the street (Calle de Bose?)in the directions.

Very clean! ... It was our little home away from home--a beautiful, authentic old building tucked in a residential neighborhood, but so close to every place! We would definitely go back again. The only thing is that the definition of 'service' must be different in Italy as one of the receptionists was rude to my husband a few times. But if you don't care about slightly rude Italian men, then don't let that get in the way of this jewel of an experience!

It was a surprise, and a bit daunting to find the hotel under re-construction, but it turned out to not prove to be a problem. ... It would be wise to leave lights on in the entry stairwell. ... Realize that the hotel needs to prepare the room for the next guest but I felt that I was being rushed to check out before the actual check out time. At least, the hotel allowed us to leave our luggage near the desk so we could do some last minute shopping before catching out train.

It would be nice if there was a bit more hospitality in the wonderful salon, such as bar service etc. ... The web-site is excellent. ... When I say that the rooms quality was fairly good, and that the property was worse than expected, that is because I had a single room located very close to the reception and not exactly sound proof, and the hotel itself is in plan restauration with the noise starting at 9 am. Otherwise, I'm sure the rest of the offer is much better and the hotel building itself is marvellous! ... Perfectly fits Venice

There was no mention on your webiste that the building was undergoing exterior refurbishment. This meant that we were greeted by a building site on arrival and that there were no views from the window as the building was covered in scaffolding and sheeting. The work also started at 8 in the morning during the week which rather.disturbed the peace. It rather marred our stay !
re:quality of the rooms My room opened onto the lobby which meant could hear everyone coming and going in the morning and late at night. ... the refurbishment work ... The hotel will be a nice place when all the work is finished. The rooms are basic but clean and ask for a room on the first floor, away from the lobby.
