The location is absolutley superb - a few minutes from the Rialto and the Ca D'Oro and close to a Vaporetto stop. It is also a good base for a family. ... A beautiful hotel in a beautiful location - what more could you want!

The entrance to the hotel is quite hidden and unassuming. The adjoining property is in bad repair and if I hadn't read the reviews by other customers I wouldn't have realised that the entrance to the hotel was actually there. Reference should be made to the gated courtyard entrance. ... We loved the location of the hotel in a wonderful area of Venice. Breakfast served in our room and eaten at a table overlooking the grand canal was fantastic. We could plan our day at leisure over breakfast. How lovely not to have to rush round to make it to a hotel restaurant for breakfast. Our only criticism is that the rooms are not at all soundproofed. We had adjoining doors to rooms on both sides and could clearly hear conversations in those rooms. One night we were kept awake by the snoring from the room next door! ... On our last day there was a public transport strike in Venice and our flights had been moved from San Marco to Verona. Our hosts tried to help with advice on how best to travel to Verona but they were not clear on what to advise. We therefore had to leave Venice early and work it out for ourselves having to pay excessively for a private water taxi. A cheaper alternative mode of transport would have been good. ... Much should be stated about the character of the hotel. Unless reviews are read, customers may not realise the pros and cons of this type of hotel. The Grand Canal is to Venice what the M25 is to the UK, it's busy and noisy but is facinating to watch. ... We would recommend it as a character hotel. Quirky but charming. Brilliantly situated. Welcoming hosts. We would warn friends about the lack of soundproofing and therefore noise from adjoining rooms.

Courtyard entrance and surroundings make one question if they have made the correct desision but once inside the charm of the building, the location and the hosts make that first impression go away and affirm that you have made a very good choice. ... At first one might be put off by the entrance and unsure about the uneven floors, the steps and the slanted doors. Then one comes to realize the place is very clean, very old, at a very good location and soon you get swept away in the Venezia feel and the charm of your hosts. The canal few room was fantastic and worth the extra expense. Room was very good sized and was 'modernized' with the 'bathroom in a box'. Bathroom was fine and room was large enough that the addition had no effect. Location short walk from water taxi station C'da Oro. Luggage will roll all the way with the excepton of one small bridge and once across that you have arrived, just turn right. Taking breakfast and watching all of Venice travel by on the water below through the two french doors opened wide was one of the best memories.

Some hint about the very loud canal would be appreciated (we had every morning a 3 hour trash loading boat in the canal under our window). ... It make sense to differentiate the different available rooms by price. We got the worsest rooms, but had to payed the same prince like for the other rooms. ... Sauber und ordentlich, aber morgens zu laut, da im Kanal ein Müllboat jeden Tag 3 Stunden lang Müll auflädt.

Centrally located, nice friendly staff. We would probably stay there again although the rooms on the side canal were a bit dark.
