This was the best stay in a hotel that I have ever had (and I've been to some nice places). We opened the door to our room to find four windows overlooking a canal, high ceilings, beautiful silk draperies that matched all the bedding, Murano glass chandeliers, sconces, and lamps that all matched, beautiful hard wood floors, and a sparkling clean large-sized bathroom with a bidet. The room was large and divided into a living-type room and a sleeping room with a large, comfortable bed. Everything in the room matched and seemed brand new. You won't find any unraveling towels here. You could tell that it was cared for by people that really appreciated an attention to detail and that was confirmed when we met our hosts in the morning for breakfast. I had read the reviews and heard how nice the people were and I wondered if that was really all that important. It turns out it is. I had some questions before we left and every e-mail I received from them sounded their delight at our arrival. There was a train schedule in our room as promised. The hosts of this hotel will do everything possible to make your stay easier. They booked all our tours, our train, made wonderful dinner reservations, and provided a fabulous breakfast every morning with made-to-order crepes and hot apple-filled croissants. The walking tour and boat tour that they suggested were absolutely great (they were in the red & white brochure on the front desk). They kissed us on the cheeks when we left and I wished terribly that they were running our hotel in Rome. The experience at the Locanda Orseolo made my first trip to Venice seem even more like a fairy tale.

The hotel was very nice. The rooms were clean and new. The location was exceptional with a great view of the canal. The management was extremely nice and helpful. The daily breakfast was cooked to order and very good. I would definately recommend this hotel to friends and family.

visually, very nice- easy to view rooms, also sending requests was done quickly- I certainly would use you again.
...
As someone who is coming to a new place- it is very important to show as many views of the area and of the hotel, as possible. This is very important to those of use who consider the hotel to be as important as the entire trip. My saying has always been, 'if the room isn't good- the trip isn't good'; This was my 15th trip to Venice- and I can happily say it was very good.
...
I wasn't aware of it.
...

We did have some trouble finding the iron gate in the campo- somehow I think this could be better explained- maybe by giving the name of the bar that is right next to the gate- (The name escapes me)- when you have been flying for 8 hours, your brain doesn't always work as well!

They could not have been more delightful- this is a great little Locanda, but the heart of it is the Peruch family who run it.
...
As I've stated before- after staying in Venice not only 15 times, but staying at sometimes three different hotels on one visit, I think I am fairly tuned into what a good hotel is-I have stayed in some very impersonal, overpriced places- this hotel is not one of them.
...
When you feel you are leaving your family- you know the experience was wonderful.
...
I do think it should be stressed that there is no elevator- making the four flights of stairs to the top floor a bit strenuous o older clients. They should definitely request the 1st and 2nd floor.

I almost hate to tell you anything more about the hotel, as I fear that I will not get a room next year.
...
I like to check out new -smaller hotels- hopefully you will have them listed.
...
A wonderful small Locanda, with views over a canel; in a great area of Venice right next to San Marco. The rooms are large and immaculate, the bathrooms large, all done in marble. The breakfast is a delightful buffet with special dishes cooked by Matteo.
The place is run efficiently by Barbara, Matteo and Bruno, who we forgot were not our relatives as we departed.

Our arrival at Locanda Orseolo was the most welcoming experience that we received during our entire 3 week vacation in Italy. Everything was absolutley exceptional, and beyond our expectations!
...
Our stay was incredibly pleasant, with the hotel staff exceeing our expectations on every level, including, but not limited to, the cleanliness of the rooms, the central location of the hotel, the wonderful breakfast provided each morning, and the friendly and professional service we received from the staff. You couldn't find a better place to stay in all of Venice!
...
The hotel owners, Barbara and Matteo, were so gracious during our entire stay with them. When it was time for us to leave, they both made sure to take the time to personnaly thank us for choosing their hotel.
...
The hotel is difficult to find. I would suggest that this hotel get some sort of signage at the entrance of the hotel to help arriving guests find them.
...
Absolutely amazing! It is Venice's best kept secret, and you must go there to see for yourself!!

The staff of Barbera, Francesco and Mateo were what set this experience apart from others. Their friendlyness and openess started the moment we arrived and continued thorough to our departure. They are reason enough to reccommend this fine establishment.

BRAVO!!
...
Smooth as silk. Breakfast was and unexpected treat. Mateo came out and offered to make us eggs and pancakes in addition to the selections available from the buffet. A real treat.
...
The Locanda Orseolo has ambience from the very begining. It is located thru a gate and across a private courtyard. This gives you a feeling of having stepped away from the busy alleyways into to your own private sanctuary.
The staff is attentive to ever detail of your stay and freely offer their suggestions of where to eat and what to do and see. Their resturant opinions were based on their own hands on experiences. The entire staff made us feel right at home. Our room was of good size and appearance. The entire place is air-conditioned. Smoking although not banned is frowned upon. The price was in reason for the location about 50m from St.Mark's Square. This afforded us the oppurtunity to stay in the Square until after midnight and just as nice the ability to go there at 6 am to have the place to ourselves. Truly a memorable experience.

Because we did not have the specific directions from the website with us, we did not know exactly how to find the hotel. We called the hotel (we were close) and Mateo came to Saint Mark's Plaza and found us. (We were the bewildered Americans with luggage in tow.)
...
We stayed in room #35 overlooking the junction of two canals. We could open our window and hear the music from the passing gondolas. It was a dream come true. The room was large and beautiful, as was the bathroom.
...
At €180 per night, this was the most expensive hotel we stayed at on our trip (which included Paris, Cinque Terre, Florence and Rome), but it was, by far, the best value.
...
The owners/staff at the Locanda Orseolo were the most helpful and friendly of any place we have ever stayed -- anywhere. When we checked in, they emphasized that we should ask, if we needed anything at all. We asked about getting tickets for a concert; they got the tickets for us. We asked about a laundry; they did our laundry for us (and ironed everything!); We asked about restaurants; they directed us to our best dining experiences in Venice. We asked about train reservations to Florence; they went to a travel agent and obtained our tickets. Of course, we paid for the tickets and laundry services, but no more than we would have paid if we had made the arrangements ourselves. These people understand that tourists would rather be touring than taking care of mundane (but essential) business. They saved us time and made our stay pure pleasure.

One other thing needs to be mentioned: the breakfasts. Mateo is the chef. He cooks what you ask for. He makes eggs (including omelettes) and crepes to order. Cappuccino, coffee, juice, water, cheese, ham, rolls, croissants, jams; serve yourself as much as you want. This breakfast, if you could find a restaurant to serve it, would easily cost €20 per person, but is included in the price of the room. Incredible.
...
Great location (two minutes from the Plaza San Marco, ten minutes from the Rialto bridge); beautiful room; great service from people who love what they are doing; great breakfasts; great value. Must stay!

I decided to get engaged in Venice to my new fiancee, Heidi, and I am extremely pleased I chose the Locanda Orseolo for our stay. It is ideal for a romantic weekend, vacation, or honeymoon. The Locanda Orseolo provided, by far, the best hotel experience I have ever had. The family-run atmosphere makes it a very inviting place. They greet you cheerfully everytime you come down the stairs, take excellent care of you, and keep their spacious rooms immaculate. Anyone who does not stay here is a fool.
...
How many times before have you gotten a hug before you left on your way at checkout?
...
This location is very centrally located, near St. Mark's Square, but has its own private courtyard which makes it very quiet and private. If you have any special needs, the staff will attend to them quickly (dinner reservations, special room service). The staff speak excellent English. The breakfast room is cozy and Mateo is an excellent chef. I could not be happier with the Locanda Orseolo and their staff: Bruno, Barbara, Mateo, and Francesco. I will do whatever it takes to go on another trip to Venice so I can stay there again.

Simply this: This is the best place to stay in Venice, period.

veniceby.com was very good for being able to see a number of hotels from one website.
VeniceBy descriptions were very good - strange item 'music diffusion' which we understand must be the in room radio?
The pictures were good but the breakfast room looked much worse in the picture than it was in real life!
...
Don't know what this is?
...
Very good again. The hotel is set in a wonderful private courtyard. However, it is behind a gate. A combination of my not reading the instructions very well and the gate being there did mean it was hard to find. We had seen the outside across a canal but found it hard to find the entrance. However, once found, having the courtyard was lovely as it protected us from the tourists.
...
The room was smaller than expected but very clean. We were very pleased with it.
The bathroom was excellent - wonderful shower. Toilet was a little cramped against the wall.
...
The family running the hotel were wonderful. Very friendly and kind without being overbearing.
If we went to Venice again we would stay at the same hotel.
...
very easy to request availability from a number of hotels in one click.
...
The hotel is wonderfully situated alongside a canal, ideally very close to St marks Square, whilst having a private courtyard to protect you from the hoards of tourists.
The staff ( a family ) are wonderful and can't do enough to help. They are not overbearing at all. The hotel is new, very clean and very pleasant to stay in.

We can't say enough about the excellent room, meals, service and friendly reception we received from the moment we arrived.
We are thinking of changing our name to 'Peruch' now we are part of the family.
Delighted with our stay and would change our dates to suit availability of Locanda Orseolo as we wouldn't consider anywhere else in Venice. Very pleased with the whole experience provided through VeniceBy.Com.
Thanks and very best regards, Colin & Bridget Wilson. Whitby,Ontario,Canada.
...
We splurged and arrived/departed by private water taxi. This being so, We can't say whether the directions to the Locanda could be better.
I cringe at giving only a 'good' for line 8 because the Gondoliers were a bit loud some nights and early mornings. Next visit,we may opt for a room facing the square. Everyone needs to experience being on the canal just once.
See above comments which should have been expressed in this section.

Direct access from the canal by water taxi is great. A heartfelt goodbye from the whole family.

The Locanda was very easy to find, only a few minutes walk from the Vaparetto. The entrance to the house is through a very charismatic little private courtyard that perfectly sets the scene for the real Venice.

Barbara and Matteo were the best hosts, It was like staying with friends in their own home. They were always helpfull and gave good advice. They were also interested in our enjoyment of the holiday. Our room was beutifully furnished and had a lovely view over the canal.

The location of the locanda is very important. We did not realise just how close to the centre it is,perfect. The private courtyard was also great, you exit a relativly buisy little square through an iron gate and enter this lovely peacefull courtyard where the entrance to the house is located.

This hotel/inn is a gem! The staff were incredibly helpful and thoughtful - they knew our names within minutes and greeted us personally each time they saw us. The accomodations were more luxurious than we anticipated, with very clear thought given to our comfort and ease. The location is ideal, and despite being there during the busy tourist season, the hotel was quiet and peaceful. Matteo's breakfasts were delectable. The staff (Barbara, Igor, and ?Francesco?) were solicitous, helpful, and very understanding when we needed help. Their restaurant recommendations were right on the money, and they really make us feel welcome. I would give this hotel my highest recommendation.

The hotel is not marked with signage, and may be difficult to find initially. A hidden gem just a block from Piazza San Marco, but away from the bustle and noise. Canal-view rooms, wonderful small breakfast dining room, intimate reading room/aperitif area. The biggest plus was the young, enthusiastic, helpful, and friendly staff.

There is a wide choice for breakfast supplemented by an additional choice of eggs (scrambled, boiled, poached, or omelette)ane a choice of crepes.

I already have and will continue to recommended this hotel to friends. It is a real 'find'. I like to describe it the way that the family that run the hotel described it to us. They said that now we have a home in Venice - and that is what it felt like. It is ideally located right in the heart of Venice but in a quiet courtyard away from the bustle of the city. We fell in love with Venice and with this hotel. We will definitely return to this hotel.

The staff, again was very friendly when checking out. We were also allowed to leave our bags there until we ultimately had to carry them to the cruise ship.

A great hotel and located very close to the center of Venice. We would definitely recommend this hotel to our friends especially if they want to be treated very well. And don't miss out on breakfast.

Definitely need better directions with specifics as to where the street intersects with the arcade, etc.

The service was the best we have ever experienced and definitely worth the high rating. My husband has traveled throughout the world and has never had the level of service as we did at this hotel. The staff was exceptional!

The best hotel we have ever stayed out due to the level of service from the staff. They were extremely accomodating, helpful and geniunely nice people who seemed to love what they did for a living and cared about their guests, hotel and their city. We will definitely return!

although it took us some time to find the hotel it was certainly worth the walk, the young man on reception could not have been more helpful. as soon as you walked in the door you knew you were not going to be disappointed.

although it took us some time to find the hotel, perhaps we would have been better off not asking the policemen the way! when we did find it it was certainly worth the numerous walks through Piazza San Marco. the staff were friendly, helpful and nothing seemed too much trouble. we would certainly recomend the Locanda Orseolo to anyone visiting Venice, where else would you be offered just about anything for breakfast!

The Locanda Oresolo is a beautiful hotel run by extremely friendly young people full of enthusiasm for what they do. Nothing was too much trouble, we have never been made to feel this welcome anywhere!

We did not have the directions from the website with us when we arrived, and, like many addresses in Venice, the address is hard to find. The hotel is on a small corte that is not on many maps. However, we called once we got in the area and the hotel sent someone out to get us and bring us to the hotel within minutes.

Great room, staff was exceptionally friendly and helpful. Barbara got special tickets for us for the doges palace (at our request) before we got there, which was very helpful. Barbara and Matteo and the other staff members speak very good English and everyone made out children feel very welcome. Breakfasts were great, especially for italy.
