We were lost for a few moments, as we did not see a sign for the hotel. We were standing approx. 30 feet from the entrance and someone directed us there. Only then did I see a nameplate on the buzzer. However the reception was fantastic and I had my bags carried up a few flights of stairs. ... We had to leave a bit early, but everything was ready to go. We even got a little gift when we checked out! ... A very spacious, clean and pretty room with a beautiful canal view. The location was fantastic. The staff was very friendly and eager to help out.

We got to the Rosa before check-in time and since the room was not ready the staff was very helpful with taking our bags and keeping them for us we walked parts of Venice. ... Hotel staff was always available and ready to help with any questions we had. They were able to help us plan our daily activities and made helpful recommendations for areas to visit both within Venice and on the Italian mainland. ... We had to hurry our checkout and rush to the airport because of an error on our part in reading of our air reservations. Hotel staff got us thru this panic and to the airport on time - Thank you Johnny !! ... The entry to the hotel is a bit intimidating and first. A bit dark and seems like maybe your coming in the back door. Just takes a trip or two to become used to it. ... A great place to stay and would highly recommend it. Its location is great in that its close to many areas of interest and yet a it off the beaten path.

Venice is a very difficult city to navigate for those unfamiliar with it. The directions on the website for the Hotel were better than that provided on Veniceby but still not adequate. If it were my property I would rewrite it entirely! But, that's my only complaint. I love the place! ... just loved it. Will always go there when in Venice, and I think Veniceby is great ... provided useful help in getting our train ... great location, not too touristy, beautiful accomodations, very friendly staff, near a vaporetto stop, terrific value

Es war ein wunderbares Hotel. Die Leute sind sehr, sehr freundlich und wir wurden herzlich aufgenommen. Wir haben 2 Hunde und auch diese wurden herzlich bedient. Wir würden sofort wieder in dieses Hotel gehen. Es ist super zentral gelegen, in wenigen Minuten ist man an der Rialto Brücke und auch bei den anderen Sehenswürdigkeiten. Unbedingt hin gehen!

We loved the Palazzo La Residenza. When we called to get better directions, the gentleman was very nice and stood outside to wait for us. The room and bathroom were immaculate and spacious. The breakfast area was lovely. All the staff were warm and welcoming. I plan to give this review to TripAdvisor.com. Overall, a great place to stay. Also very quiet and centrally located!!!The gentleman had received a phone call from my husband at home. He was very helpful in insuring that I was able to reach my husband as my son was sick. ... I would definately stay here the next time we come to Venice! ... Quick checkout using credit card. Friendly staff! ... Excellent location! Very quiet on small canal. ... A very comfortable and welcoming experience. The only problem we had was locating the hotel, as it has no clear sign. Also, the breakfast could have had a little more choice. The accommodation was excellent, and the staff extremely helpful. ... Very comfortable.

I've agreed for a room overlooking the canal but when I got there they gave us a room overlooking the street. However, they immediately they changed it for another one overlooking the canal. ... not very nice building. Especially the entrance. ... charming little hotel in good location

We would recommend this hotel to friends and would certainly stay there again. Our only concern was that clariflication of sleeping arrangements of 4 adults in a room would have been appreciated. We were under the impression that two queen size beds would have been provided rather than a queen size bed and two cots. The area was ideal for walking to major attractions. Our stay was very enjoyable, and the staff were friendly and very helpful. George Lott ... Highly recommended. Charming and personable.

The place is a little hard to find People with heavy baggage might find the stairs a bit difficult It is beutifully quiet for such a central location The location is very central - absolutely ideal to visit all areas of Venice ... Although we were very satisfied with our accommodation, we were given only one of the three canal-view rooms agreed upon. ... You should note on the web site that there are two very long flights of steps that must be walked up with luggage.
The accommodation is not suitable for anyone with walking problems because of the large number of steps to be climbed. ... The Palazzo is located on a tiny calle adjacent to the Santa Apostoli canal, and just one bridge (20 meters) away from the Campo of the same name. It is very convenient to a traghetti stop, and only minutes from the Rialto or Ca d'Oro vaporetti. The surrounding neighborhood is charming, with lots of shops and restaurants frequented by Venetians.
The rooms are spacious by Venice standards, with large and well-appointed bathrooms.
The apartments (of which we were given two) face interior rooftops, so it is necessary to keep the shutters closed to keep out the west sun and neighboring eyes.
This was our 5th visit to Venice, and we would not hesitate to stay at the Palazzo again.

We had a wonderful stay at Palazzo Rosa. The location was convenient. The staff was extremely friendly and helpful. The rooms were immaculate. If we ever return to Venice we would definitely stay at the Palazzo Rosa. ... The lower lobby is quite a surprise. When we entered we had no idea that the Palazzo Rosa would be as nice as it was until we got to the second level. My only ctiticism would be that the breakfast could have offered more variety. Our daughter and son-in-law who recommended the hotel also had the same feelings. ... Palazzo Rosa is a beautiful, clean hotel in a convenient Venice location. The staff was very helpful and spoke very good Italian. We were especially surprised that the owner spent so much time there and were very pleased with the day receptionist, Alissa.

It is not easy to find anything in Venice! The owner met us outside the entrance and was extremely wonderful in making us feel immediately at home. So confusion was kept at a minimum. ... The room was clean, huge, and very comfortable, off a side canal. The entire staff was friendly and always helpful. Close to San Marco, yet it was easy to explore where Venetians live, eat and play around less famous areas. ... Close to the Ca D'Or Vapparetto, and neighborhood osterios and wine bars. ... Stay at Palazzo Rosa when you wish to explore the neighborhoods of Venice while easily accessing the tourist areas, like San Marco Square.

The junior suite we booked was nice, but it did not quite match with the picture published on the website. However, as far as I can judge - the other rooms fit well into the pictures shown! ... Check-in time was said to be restricted to 4:30, but the staff in duty waited for us which put some pressure on us to be in the Property as quickly as possible. ... Very professional! ... The staff was very friendly and helpful! It was a real pleasure to be there and the staff made us feel in a real Italian place.

It was a very nice accomodation and the manager was extremely helpful and personable. ... A highlight of our trip was the manager and his assistant coming out on the balcony to wave goodbye as we left in the water taxi for the airport. They just don't do that in large hotels. ... It's hard to find, even with precise directions. The street numbers don't go in order and there is only a small sign at the end of the street. ... An excellent place to stay, very personable and enjoyable, different from staying in a larger hotel.

Great location, great room, very friendly people - I would recommend it to anyone going to Venice, and considering how expensive Venice Hotels are, a fair price.
You do need a better map - luckily I emailed someone on a web site who sent me detailed instructions - and you do need to tell people it is onle a small brass plate next to the bell that you ring to gain entry ... A more detailed map - give the road and show it is in the corner by the canal. ... brilliant, great room, lovely canal view and really friendly people.

nice management, good breakfast, excellent coffee. ... the room was clean, quiet, well decorated and roomy. .. the bathroom was spotless and modern. However, it is important to know that your will have to carry bags up the staircase so if one is traveling with large bags this might be an issue.Also, since the residence is unmanned at night this is not the place for someone who wants service or is apprehensive about entering a building without a concierge.

I did NOT like the 'free for all' charging of the Gondolieries... There should be a standard, advertised price for their services... For someone coming from a very different country, it would have been better to say that entry was a door facing the resturant. A larger sign showing the name would have been helpful, we walked past it at first because we didn't see the name by the intercom button. ... It would have been nice to have tea/coffee making facilities in the room. ... The staff were very kind, helpful and ready to accomodate whereever possible, esspecially the girl. ... We had a wonderful stay. The hotel was lovely and very welcoming. Our only problem was that we arrived quite late at night and could not find the hotel. The directions on the web were not helpful,and there was no obvious sign outside the hotel to help us. Eventually we met a lovely Italian couple who offered to phone teh hotel for us and then helped us to find it. If the dirrections on the web had beed clearer we would have been much better off. We decided to take the water bus to venice as the taxi was 80EUR and the water bus was 10EUR. I think a lot of people would take this option, but then need some help with the directions on arrival. Overall though a wonderful stay, once we did arrive everything was perfect. ... The staff in this hptel were extremely helpful. We had to get up at 4 am to catch out flight. The bpy on reception arranged everything for us and even walked us to the bridge where the water taxi would arrive. he waited until we were safely in the taxi. Extremely nice and helpful. ... just the directions. Sometimes flights arrive very late at night and all restaurants and bars etc are closed, so not many people around to ask. ... fabulous, very very central, very comfortable.

The original studio booked had not been set aside for us and we were initially put in a family room that did not have a view or the facilities we had booked. We stayed in that room for one night and the moved to a room overlooking the canal, which was far better. However it still was not the room we had booked. ... A good location for walking to the sights and for picking up the water bus to other destinations in venice. ... Paid slightly less due to the room mix up, which was fair in the circumstances. ... The only way we found the hotel was to call with our cell phone and someone walked out to indicate to us the way. I knew we were very near but I don't think I would have found the front door on my own, especially since there is no sign outside with the name of the hotel. The gentleman who came out was very understanding about our confusion. ... Our room was a bit crowded for 5, but would have been great for 2 or 3. We had an interesting view on a relatively quiet canal with lots of opportunities to see daily life on the water. The staff were very helpful and friendly at all hours, made coffee for us outside of the meal hours, and arranged a free taxi over to Murano. Overall we were very happy with our stay. ... Something needs to be done about helping people find the front door. I realize addresses in Venice are confusing and I have had this experience there before. Maybe a reference to the restaurant would help. ... Very good value for the price, decent breakfast and centrally located. Easy and interesting walk (with rolling luggage) from the parkade because of the proximity to Strada Nuova.

We asked for a family room for 5 people. 2 adults and 3 children. Unfortunately we were supplied with a baby's cot rather than a single bed. The only other complaint is that the hotel was very difficult to find and not well indicated. The name also appears to have been changed from Palazzo La Residenza to Palazzo Rosa! Apart from the above our stay was very pleasant and the staff were very helpful. Thanks for your hospitality! Mary ... See above. ... Clearer directions. ... Pleasant,helpful staff. Hi - the directions were fine in terms of how to get to the hotel from the ferry stop. However, when we had found the street of the hotel, we spent ages trying to find the actual hotel as there were no signs. It would be helpful if there were signs, and also to be told that the hotel entrance is at the back of the restaurant. ... We loved the hotel, excellent central location. Staff were pleasant and helpful. The rooms were very nice, bigger than expected, pillowcases and towels changed daily. The rooms were very clean, and the air-conditioning kept things cool. Even though the hotel was central, the rooms were fairly quiet. ... No problems and we were able to pay by credit card.

If you want quiet- ask to not be put in the room as you first walk in the door. You hear all the traffic walking in and out. ... very good location- close to all areas you would want to visit!

It was very difficult to find the place. If you are local, then no problems and after once finding it, there was no problem to find it again. But to find it at all, it was quite experince :-) After we had found it, there was no one to open the door. We are very greateful to neighbour hotel, who did find the right person who did let us in. It appeared that the man had gone to water-bas station to escord us, but we used another trantsporation. But it all ended well :-) ... It was really nice saty in there. ... It was very nice that we could left our bag to hotel until we did left Venice. ... Good direction should be priority nr 1!

Very polite and courteous. ... When arriving I was very concerned as the entrance seemed liked an abandoned building. But once I entered the hotel itself I felt very secure. It was very clean and neat. My room was very nice with a large bathroom.

The beds were very comfortable.
The breakfast was minimal. Most hotels now offer some cereal or yogurt or fruit along with the basic rolls. It would be a great added touch to a very nice hotel experience. ... Good, comfortable, reasonable accommodation in a city glutted with expensive hotels.

The specific directions to the street and proper front door entrance were confusing. While we were finding our way by asking local residents, we discovered other guests were experiencing the same difficulty. Other than that, our experience was very good and when we return to Venezia, we will certainly arrange our accommodations at Palazzo Rosa. ... We were not accustomed to the hard beds and nearly non-existant pillows, although they were the best we had experiences throughout our stay in Italy in various hotels. I believe that more comfortable bed mattresses and pillows would be a wise investment, especially for North American travelers.

It took us one hour to find the place. It is hidden in a corner and no one in the area knew what it was or where it was. Very annoying to lug all my luggage in circles trying to find it. ... We expected a view of the canal - instead there was no view except the roof ... Although very nice, the woman who checked us out did not speak English. We chose this because they advertised that they spoke English. ... Rooms are very small. You have to walk up a very long flight of stairs with your luggage to get to it. I thought it was expensive for what we got. ... Would not recommend it based on cost primarily.
