The property was - ok - nothing all that special. The manager was very accomodating and concerned about our comfort - although she did not speak much English, so we missed a lot of what she said. ... Interesting if you have an open mind and are willing to accept some improvization.

Beautiful accomodations. Even beeter than expected. Venice is always difficult because of the addresses, but we were met a public place and escorted to the house.

Fantastic. The hotel organised a water taxi for us straight to the door. ... We were surprised how big the room was after being warned by others that hotel rooms are generally on the small side in Venice ... A secluded Venetian townhouse in a fantastic location which is both intimate and good value.

A beautiful location away from the tourist noise but yet a short walk from everything. A very large room overlooking a small canal. Small,typical Italian breakfast. Lovely, friendly hostess.

The directions were not accurate. Street names were similar to the actual street names, but not exact. Precision is necessary in a city like Venice. We did find it by following the lefts and rights rather than looking at names, but we did have to ask someone who was also confused because the street name was slightly different. ... Our room was very spacious but basic. For us who were first-timers in Venice, this was ideal, as we did not plan to spend much time in our room. The B&B was far from the main tourist attractions which was part of its charm. We often had the canal on which it is located to ourselves. ... People often make or break the hotel experience, and the hostess, or owner made our stay memorable and delightful. We had a young child with us, and she absolutely adored her. This place is ideal for families with young children as you will be welcomed with a smile and a kind heart.

A little more information on arrival about whether the lounge (and piano) were there for guests use would have been helpful. ... Although this was a B&B, some toileteries in the bathrooms would have been good ... A very friendly B&B with clean, surprisingly spacious (for Venice) bedrooms and bathrooms, in a quiet, convenient area for getting around Venice.

Whoever answered the door seemed very flustered to have to greet guests. ... Great location, niced sized rooms, Sarah is lovely, but there was insufficient heat, and it wouldn't hurt to 'finish' the room furnishings - lamps on the floor and unhung pictures didn't fit the lovely bed covering and throw pillows. ... Great pension type accomodation on one of the loveliest streets in Venice.

Think there could have been more of a selection for breakfast, all that was available was an apricot crossiant & small bread toast, would be nice to have selection of cerials, fruits as well

Language was an issue with check-in and check-out. The receptionist did not speak English and did not introduce herself or show us around the facilities. ... Although the apartment accommodation is described on the voucher as 'on the water', there is no view from any window. This is somewhat misleading. ... We did not know there was no phone in the room. A phone in the room would be very helpful, or make sure to mention on the web site. ... Convenient and quiet location. Comfortable accommodations.

We arrived during the bus strike, so we had to walk. But we had a good map and were able to find the property. ... It was a bit different than we expected based on what we viewed on the website, but it was a nice experience. ... The check out was very casual, so not particularly well organized, but it was fine. ... It might be good to have alternate directions from the Accademia bridge. ... It was very quaint, and gave an idea of living in Venice vs. a typical hotel.
