It was a very nice stay. There was a very very nice little garden to have breakfast outside (with good weather). ... It was a fantastic hotel in a fantastic city. Verty close to the town center.

Our reception at the hotel was warm and welcoming and made the start of our holiday a good experience. ... We would certainly stay at the Residenza Cannaregio again and recommend it to friends. ... Checking out was easy and organised. As always the staff were friendly and in our case spoke excellent English. ... The only slight complaint we had was that we were not able to access the internet. We are with aol and when we tried to log in we were told that downloads needed to be made! We went no further! ... The hotel is quiet and lovely. The staff all friendly, the rooms clean and spacious. Breakfasts are superb and it is in an easily accessible area in a quite part of Venice. Altogether to be recommended.

Arrival via water taxi was fabulous -- dropped right at the hotel's door. Can't comment on how easy it would've been to find from vaporetto stop. ... Hotel was lovely, off-the-beaten track enough to be economical, but still in a great location. We were very happy with the room and with the facilities and with the location -- would definitely recommend this as a great place to stay in Venice. ... See above. Very interesting architecture (at least in the suites), lovely rooms, great location in a less touristy neighborhood -- off the beaten track, but not far from anything. Very good value, and a great place to stay in Venice.

How wonderful to have a separate entrance when arriving by water taxi - it's the best way to arrive! ... None ... None ... No ... A very comfortable, conveniently-located located hotel in a quiet part of Venice, away from the tourist centres but they are still easy to access as the residence is between 2 convenient boat stops and only 10 minutes on foot from the railway station. Very good restaurant with friendly staff.

I think the only thing that might be improved is more detail on the map. We didn't have any trouble finding the hotel, but the on-line map doesn't list the name of the street and the address listed is the postal address, not the actual street, so I was a bit worried whether we would find it. ... The hotel was very clean and everything was new. The location is a bit away from the main tourist areas, but the distances are quite short and we were happy with the quiet atmosphere of the neighborhood. The breakfast was excellent, a large buffet with a wide selection of items.
Our only complaint is that the in-room internet connnection via the television set was slow. ... A modern hotel with all the amenities in a quiet neighborhood, 10-15 minutes walk from the Canale Grande. Would definitely stay there again.

The directions to the hotel were great and the staff was very friendly and accommodating. We truly felt welcomed. ... The staff was very helpful with directions and answering all our questions. They were wonderful! ... The checking out process was seamless. The staff also advised us of high water levels which allowed us to leave a little sooner and avoid problems getting to the airport. ... None ... The location is great. A short walking distance to the waterbus, local shops and eateries. The local eateries are a great place to get the authentic taste of Venice and at a great price.

... Might want to make a note about potential high water that could prevent leaving the hotel on foot.
Also, the hotel might want to keep some extra boots or plastic leg waders around for those occasions. ...

We were very troubled by mosquitoes, and would have appreciated mosquito nets or advice regarding them obviously in the room. It was only when we left that I mentioned it to staff, and they said 'oh. you should have asked for the 'machine'' Our friends were troubled to, so it should have been obvious what was available. ... Lovely, except for the mosquitoes, but I assume every hotel in Venice has that problem.

would recommend the hotel highly - actually easier to get to the hotel than the website info led me to believe - a lovely room and experience ... only suggestion would be to improve information regarding getting to the hotel e.g. Alilaguna times from airport that go to Fondamente Nuove, alternative if you go via San Marco etc ... beautifully maintained property with large rooms (I had deluxe suite)for a very good price. Ideal if you prefer a more minimalist hotel not in typical Venetian decor - excellent on site restaurant (al Piron)and surprisingly good food and prices

Only had trouble with the front desk staff. We needed to have someone on staff re-enter our room after we checked out because we had left some items in the room safe (and a new party had just checked into our room). The front desk clerk did not respond to my request that I made twice. The hotel housekeeping staff was the most pleasant we've encountered. The staff in the restaurant was just wonderful. The host accommodated a special meal order for our children in the hotel room. The property is beautiful.

We loved the location of the hotel. The room we asked for was a garden room but we were allocated a room overlooking the canal room, 113, which was fine but we were not given a reason, in fact we were grateful as it was probably a nicer location. One thing that let the room down was the noise from the room above we could hear the residents walking around and running the bath, some form of sound proofing on the floor would be helpful. If you don’t mind can we make a few suggestions; in our ignorance we did leave the window open and were badly bitten by mosquito’s, at night. Would it be possible to mention, on a notice near the window, that it would be advisable to keep the windows shut to prevent being bitten, I understand that a mosquito repellent machine is available at the desk, which we were not made aware off until our last day when we mentioned about being bitten. Lastly the breakfast menu was a good selection, but it was a shame the fruit salad selection was from a tin and not fresh. Thank you.

... We had a lovely time in Venice and we were made to feel welcome at the hotel which was in a lovley location the design was modern but it retained its original charm, all the staff were very polite. We would come and stay with you again.

Positiv: The garden is more attractive than in your website.
Negativ: During the breakfast time there was a bad air/taste coming out of the house, toilets or canalisation

The cost for transportation by a motor boot taxi from airport to the hotel are very high - 90 EUR. The way back in the morning at 5.00 am 100 EUR.

Sound insulation on the upper floor of the mezzanine-Junior Suite was very poor. We were awakened several times each night because of this. ... We assumed that a Junior Suite would at least have a bath, with even a chance of a Jacuzzi, but there was only a shower which was also quite small and thus not very comfortable. ... The noise insulation is quite a weak point, and as it does effect your stay significantly, this would be a beaking point I'm afraid.

Unfortunately the air-conditioning was not working in the room (or the hotel)& the room was incredibly hot & uncomfortable to sleep in - 28 / 29 degrees on the 1st night. Despite asking Reception on several occasions if there was anything they could do their only response was 'to open the window'; We did this only to be kept awake by mosquitos & get bitten 25 times on the 2nd night. Breakfast was also rather basic, with no orange juice available on any day & sometimes only water available after 9:00am, also not enough croissants to meet the demand of the number of guests. The hotel itself was very clean & quiet & the staff all polite but the lack of sleep due to the lack of air-conditioning & the incredibly hot room ruined our stay & we came away disappointed. ...
