The room was small, but that was as expected so I didn't consider it an issue. All in all, a very pleasant stay, with helpful and courteous staff. ... Good, reasonably priced, well located accommodation; I'd certainly recommend it.

Perfect location! You are on the main street, close to everything, and even the train station is 2 steps away. You don't need to even worry about getting lost or help with luggage.
However, single tourists shouldn't expect a 'room with a view'. Just the way the city is structured, a lot of smaller rooms face the building across, so not much of a view from the window. Not that you need it - you are in the middle of everything as soon as you step out of the hotel. ... It is a beautiful place that I now come to think of as 'my own little home in Venice'. The staff are so friendly and personable that you hardly feel like a tourist...
The hotel itself has everything you need, but feels small and authentic at the same time. The room and facilities are beautifully decorated and always clean. Having read some of the earlier reviews before going, I am not quite sure what some of the tourists meant by 'the breakfast is too small'...Of course, you are not getting a 3-course dinner meal at 8 a.m., but the breakfast has a lot of variety, and a normal portion includes several helpings of everything, that few people are able to finish. Oh, and of course, the location couldn't be better, both for sight seeing and for travel - the train station is literally 2 minutes away.
What can I say? I miss it already!

... Staff were always very helpful and pleasant and helped us to plan and book activities for our week.
Staff were especially accomodating of our religious requirements.
The hotel made an excellent base for our holiday and we would highly recomend it to others :)

Italian hotels are very expensive. Even though this hotel was reasonably priced compared to others, I would say that it is still difficult to understand how a two star hotel can charge this much. ... No ... Basic two star hotel. Clean, good service, excellent location to train station and vaporetto stations.

My stay at the hotel was great, the location was better than what i had hoped for as well as the room. The room was very spacious and clean. The only thing missing was a hairdryer. I would reccomend this hotel to anyone.

Room was clean and quiet but a little worn. However, the location was great so we were happy. ... The picture of the lobby made it look good but it is pretty dull. Didn't know there was no elevator-important for elderly people to know-hard to carry all the luggage upstairs. ... Great location, on a busy street walking distance from train and waterbus stop but nonetheless a very quiet room. Location makes it worth the money. Breakfast adequate.

the room needed a little repairing, carpet coming up, shower doors not closing properly so that the water comes out all over the bathroom floor ... it is a nice close walk from the train sttion ... old and need of some repair, but probably an ok value compared to other places

great location to train and bus station, not particularly close to St Marks square but walking distance. Breakfast okay. Room small and air conditioning not working. Reasonable value for money. Comfortable. ... Close to the train station, a reasonable hotel, considering prices for venice.

Would have liked the option of a non smoking room. The room stank of smoke throughout the stay.
Indication that thre are steep steps up to reception and then again to the rooms would have been helpful. We arrived on a very hot day and had to drag suitcases up stairs etc and no offer of help! ... Did not realise from the web that the room was very dark, small [bed very small for 2] teh fridge did not work very well, the tv was tiny and only one programme cnn news in English ... Steep staircase, little natural light, very small accomodation, no coffee / tea making facilities in the room, no option of non smoking ... Very basic but clean and adequate if you wanted it just for sleeping and being out the rest of the time
